With its access from two streets, it offers the opportunity to develop a construction project of up to 32 homes.<br\/>Just 10 minutes from the capital, Puerto Lajas is an ideal place to live and enjoy the proximity of the sea.<\/p>\n\n<p>The land has a recent appraisal, with construction costs and return on investment, available to interested parties.<\/p>\n\n<p>The characteristics of the land:<br\/>Consolidated Urban Land, Zonal Standard A (2 floors) Building in Closed Block I:<\/p>\n\n<p>Main Use: Collective Housing in a Gated Block<br\/>Associated Use: In developments that are developed on plots of more than 250m\u00b2, within the plot, parking, with a minimum of 1 space\/dwelling-100m\u00b2c.<br\/>Complementary Uses: industry in category 1, tertiary-offices, community uses, tertiary-commercial and leisure, agricultural.<br\/>Alternative uses: community residence and single-family home, agricultural, tertiary-offices and tertiary-commercial, and uses of community facilities and infrastructures, the latter three in complete blocks or sections of blocks that face two streets. Prohibited uses: industrial uses except category 1, livestock and all those incompatible with residential use.<\/p>\n\n<p>Conditions and limitations:<br\/>Minimum building plot, 100m\u00b2, without prejudice to the possibility of building on plots smaller than those established if these are considered residual in accordance with the provisions of article 73 of the Planning Standards of the PGO&#8217;17.<br\/>Minimum frontage: 8 meters and identical registerable circle except for residual plots.<br\/>Position of the building: As a general rule, aligned to the fa\u00e7ade on the official alignment, allowing front gardens and English patios on the fa\u00e7ade according to General Building Conditions.<br\/>Conditions for occupancy, use and building volume: No limitations are established except those derived from the application of the buildability coefficient, mandatory setbacks or sectoral regulations.<br\/>Maximum number of floors 2. Buildability coefficient 1.8m\u00b2c\/m\u00b2s. Regulatory height 7.9m (above the regulatory height, the constructions and installations indicated in the general parameters and conditions of the building are permitted). There is no maximum number of floors below ground level established.<br\/>Adaptation to unevenness: When there is no difference in grade greater than 3.20m between the edges of the plot, the maximum height of the building will be measured in the center of the fa\u00e7ade, without the need to stagger it.<br\/>When, given the slope, the difference exceeds this figure, the fa\u00e7ade will be divided into as many sections as necessary so that in no case is this difference exceeded, all in accordance with the provisions of article 76 of the Detailed Planning Rules.<br\/>Conditions of composition and integration in urban morphology: the composition of the building will be free as well as color and treatment. Entries corresponding to fa\u00e7ade courtyards are allowed.<br\/>General Measures for urban land.<br\/>All actions must comply with the conditions and other parameters established in the entire environmental documentation of the PGO\u00b417.
